Excavation can affect services, neighbouring structures, traffic, pedestrians and existing property. A quote needs to distinguish bulk earthworks from deep trenches, rock removal, service installation and work next to occupied assets.
We consider the specific methods, sites and contractual requirements of this occupation before approaching available markets.
What changes the insurance assessment
Maximum excavation depth, shoring method, utility location process, spoil removal, traffic interfaces, contaminated soils, plant hire, subcontracting and work in or around existing structures. Check whether the contract transfers obligations beyond ordinary negligence.
Covers to discuss
Public/products liability, mobile plant and hired-in plant, contract works for insured works, pollution and D&C PI where design is undertaken. Review damage to underground services, vibration and weakening/removal of support.
Excavation details that affect cover
Describe open-cut work, trenching, earthmoving and any excavation near existing foundations separately. Underwriters may ask for maximum depth, soil and groundwater conditions, adjoining structures, temporary support design, traffic management and the process for locating buried utilities. Include whether the contractor installs shoring or simply works inside a design prepared by another party.
Check how the proposed liability wording treats subsidence, vibration, removal or weakening of support and damage to underground services. Own plant and the works under construction may need different policies. If the contract transfers design responsibility, discuss professional indemnity rather than assuming public liability fills that gap.
Information to prepare
Provide a clear description and turnover split of your activities, locations, project values, required liability limits, licences, subcontractor arrangements, current policy and claims history. Include relevant contracts and methods for the higher-risk work. We will identify any further information underwriters need.
Questions contractors ask
“Is accidental damage to a buried cable always covered?” No universal answer; examine the wording and declared activities. “Does plant insurance replace liability?” Plant damage to the machine and third-party liability are separate exposures.
