Data centre construction insurance

Discuss your riskExplore specialist sectors

The risk in focus

Data centre construction combines high-value buildings, critical electrical and mechanical infrastructure, specialist equipment and demanding contractual requirements. Contractors and subcontractors can require an insurance program tailored to their actual scope of work.

Specialist construction insurance review

We help contractors present data centre projects, work methods, contract values and insurance requirements clearly to available construction and liability markets.

Who we can assist

Builders, civil contractors, electrical contractors, mechanical and HVAC contractors, cooling-system installers, fire-protection contractors, cabling and telecommunications contractors, security contractors, equipment installers, commissioning contractors and other specialist subcontractors involved in data centre construction and fit-out.

What changes the insurance assessment

Contract values; new-build versus work within operating facilities; electrical and mechanical scope; critical plant and equipment; testing and commissioning; hot works; work at height; underground services; subcontractor costs; design responsibility; principal-supplied equipment; existing property exposure and required liability limits.

Covers to discuss

Depending on the contractor and project, relevant covers can include public and products liability, contract works, contractors plant and equipment, design and construct professional indemnity and other project-specific insurance requirements.

Data centre project exposures

Data centre projects can involve high concentrations of electrical equipment, switchgear, generators, UPS systems, batteries, cooling infrastructure, cabling and other critical systems. Work within an existing operational facility may also create significant exposure to existing property and interruption following accidental damage.

Testing and commissioning activities should be clearly disclosed. Insurers may want to understand responsibility for energisation, integration, commissioning, temporary works, equipment installation and the extent of any design, specification or engineering services.

Contractual insurance requirements

Large data centre projects can impose project-specific insurance limits and conditions on contractors and subcontractors. Provide the relevant insurance clauses with the submission so the requested cover can be compared with the proposed policy terms. Insurance cover remains subject to the insurer’s wording, exclusions, limits and acceptance of the risk.

Information to prepare

Provide your scope of works, annual turnover, data centre turnover, largest contract values, project locations, subcontractor costs, design responsibility, testing and commissioning activities, work in operational facilities, required liability limits, current insurance and claims history.
